What does your code actually allow?

Set the lot and the zoning standards, and see the largest building two codes permit, side by side in 3D. Compare today’s rules with a proposed change before anyone writes a word of the ordinance.

Zoning envelope (max allowed) Required surface parking Neighboring houses

Drag a model to rotate both views together. Rename either side and open “Edit zoning standards” to enter your own setbacks, height, units, and parking. Floor area is the largest building the setbacks, height, and stories allow, at 11 ft floor-to-floor. Parking is drawn in the rear as 9 × 18 ft stalls with a 24 ft aisle per two rows, reached by a 10 ft side driveway; the building shifts over to clear the driveway and gets shallower if parking needs the depth. An illustration, not a site plan or a zoning determination.

Calibrate before you codify.

ZoneCo models what your standards produce on real lots, then calibrates the code so it allows what the plan calls for.
